Prequalification is usually a quick, often soft-pull estimate based on self-reported income, debts, and a credit glance. Preapproval is typically a deeper lender review of documents (pay stubs, W-2s/tax returns, asset statements) and often a hard credit pull, ending in a conditional letter that sellers take more seriously. Lenders use the words loosely. Ask: “Was this a soft or hard pull?” and “What documents did you verify?” Marketing that says “preapproved in minutes” with no docs is usually prequal by another name.

What preapproval is not

  1. Not a guarantee the loan will fund on your chosen house.
  2. Not a substitute for an appraisal that supports the price.
