How to read a lease before you sign

Apartment lease clause checklist: rent, deposits, fees, repairs, entry, pets, early exit, and renewals before you commit.

An apartment lease is the price list and rulebook for the next 12 months. Skim for monthly rent only and you will miss admin fees, repair duties, entry rules, and early-exit math. This checklist is for residential leases, not car leases, and it is not a substitute for renters insurance basics.

Money math before the pen

Maya tours a $1,650 listing. Lease addenda add $45 trash, $30 pest, $25 amenity, and $150 one-time admin. True monthly recurring: $1,750. Deposit $1,650 + first month $1,650 + admin $150 = $3,450 due before keys, before movers (First-apartment move-in costs).

Ask for every addendum in writing. If the portal rent and the PDF disagree, the PDF you sign usually controls.

Non-money clauses that still cost money

  • Repair response: “Landlord has 14 days for non-emergency” means budget a hotel or space heater plan.
  • Early exit: Price the fee the day you sign (Break a lease early).
  • Renewal notice: If they need 60 days and you need 90 to move, set a calendar alert now for next year’s renewal negotiation.
  • Condition: Note that move-in photos protect the deposit (Document apartment condition).

20-minute signing routine

  1. Download the full PDF + all addenda; search for fee, deposit, terminat, enter, pet, renew.
  2. Fill a one-page sheet: monthly all-in, move-in cash, early-out cost, insurance minimum.
  3. Tour with that sheet; ask the agent to initial any verbal promise as an addendum.
  4. Photograph the empty unit on key day before you unload boxes.
  5. Store the signed lease in cloud + email-to-self the same day.

Checklist

  1. Confirm monthly all-in (rent + recurring fees), not listing rent alone.
  2. Total move-in cash due within 7 days of signing.
  3. Highlight deposit return rules and early-termination math.
  4. Match insurance minimums to a renters quote you can actually buy.
  5. Reject verbal side deals; get addenda.
  6. Keep a searchable PDF; set renewal-notice reminders.
