Target formula

Target = (security deposit) + (first month’s rent).

Many leases set the deposit at 1× monthly rent. Some cities cap deposits; some landlords ask less with strong credit. Confirm the number in writing before you freeze the goal.

Park the money in a labeled high-yield savings sub-account or sinking fund named deposit+first, separate from the emergency fund and from the one-month spending buffer.

  1. Autopay transfer the day after payday (before discretionary spending).
  2. Third paycheck months on biweekly pay: send 80%+ to deposit+first until funded.
  3. Tax refund / bonus split: 50% to this goal, 50% to emergency refill, until the lease cash is done.
  4. Side gig labeled only for this target; avoid stacking BNPL for “temporary” deposit money.
